Check In


Check in time is after 3:00 p.m. If you will be arriving after 4:00 p.m., please let our office know so we can arrange for late key pick-up.


Check Out


Check out time is before 11:00 a.m. Upon check out, please leave dishes washed, trash removed and laundry should be for current days only. Excessive laundry or cleaning will be an additional charge. Property should be left in an orderly condition.




Any damage should be reported immediately to SunQuest Vacations. Damage will be deducted from your security deposit. Many times spills can be removed if reported promptly.




Kona is a growing and thriving area. If your condo or home is near any new construction, try to be understanding. If the construction exceeds normal working hours, we will attempt to contact them concerning start and completion times, etc. No refunds or moves will be made.


Items Left Behind After Check-out


SunQuest Vacations will not be responsible for items left behind. A $10.00 service charge and COD costs are required if you request SunQuest to pick up items and mail them to you. 


Lock Out Policy


If a visitor locks themselves out during their stay, they can borrow a key from our office or the on site office, if that is where you picked up your key. After business hours, there will be a $25.00 charge paid directly to the agent if the agent must meet you to give you a key.


Long Distance Phone Calls


All long distance phone calls must be put on a credit card. If any calls are found later on the owners account, there will be a $25.00 collection fee on top of the charges. The phone is for your convenience; please do not abuse it.


Messages And Mail


Mail can be received and picked up at our office during regular office hours. We do not deliver mail or messages.




Please report any equipment or appliance failures immediately. We will do our best to have the appliance repaired during your stay. There will be no refunds or rent reductions for any mechanical failure. There will also be no refunds or rent reductions for inclement weather, or storm doors that have to be placed for your safety during high surf.




During High Season, stays 21-27 days receive a 5% discount*, stays 28 days or more receive a 10% discount.*5% discount not applicable for Keauhou Resort units. Rates during the Christmas Holiday are slightly higher. Cleaning fees: Homes - range between $100 - $250. Condos range between $60 - $106. If a rate or amenity has a zero, this meands N/A or not applicable.


Housekeeping Service


Housekeeping service is available during your stay at a minimum charge of $45.00, depending on your specific requests and the size of the unit. No housekeeping service is included in your rental cost except for the cleaning upon your departure.


Family Groups Are Welcome


The number of people occupying the unit must be disclosed at time of rental. If your group is larger than disclosed, parties will be required to vacate the property immediately with no refund. No house parties or wedding receptions are permitted. If a party is reported, you will be asked to vacate the premises without refund.


Minimum Stay Requirements


All properties offered are subject to minimum stay requirements. All condominiums are 3 nights, vacation homes are 5, 7, or 30 nights, with the exception of Christmas and Triathlon. Over Christmas, the minimum stay is 7 nights for condos, and 14 nights for houses. Over Triathlon, condos & homes both have 7 nights minimum stay.


Cars And Activities


All car rentals are subject to conditions, pricing and legal terms of the individual car rental company. SunQuest Vacations gives notice that vouchers issued for activities or conveyances are made by them as agents upon the condition that they shall not be liable for accident, injury, damage or loss.




In cases of cancellation after a deposit is received, the reservation is subject to a $75.00 cancellation fee. Within 30 days of arrival or after occupancy, no refunds will be given unless the property can be re-rented. During the Christmas Holiday and Ironman Triathlon, cancellations must be received 60 days in advance to receive a refund. Trip insurance is offered to cover you in case of sudden illness.


Changes in Reservations


All reservation changes made after property is under deposit are subject to a $25.00 charge per change.
No changes allowed within 30 days of arrival for low season, or 60 days for high season.


Damage Deposit:


A $200 damage deposit is required on all condo rentals. A credit card security form can be used in lieu of a cash deposit. all home rentals require a $500 to $800 damage deposit.
The credit card security form cannot be used for home rentals.




$10 per person per night for additional people over the number listed on the rate sheet.
